That question came to mind after news broke that Chin Hin Property is venturing into its first industrial development in Kota Damansara, with a gross development value (GDV) of approximately RM449.4 million. While it’s just one project, it could also reflect a larger shift in how developers see the future of this township.
More Than Just Homes and Offices

One thing I’ve always appreciated about Kota Damansara is how it has grown over the years.
It isn’t simply a residential township anymore.
It has evolved into a place where people live, work, study, shop, seek healthcare, and increasingly, do business.
With direct access to major highways such as the NKVE, LDP, DASH, and Guthrie Corridor Expressway, businesses can reach Kuala Lumpur, Petaling Jaya, Shah Alam, Subang Jaya, and Sungai Buloh relatively quickly. For companies that depend on efficient logistics, that’s a significant advantage.
Location has always been one of Kota Damansara’s strengths.
Now, it may also become one of its biggest industrial advantages.

“I wouldn’t rush in just because there’s excitement around a new launch. But I also wouldn’t ignore what’s happening.”
When established developers begin investing in industrial projects within mature townships, it often suggests they see long-term business potential rather than just short-term demand.
Kota Damansara already has the roads, the population, the surrounding commercial activity, and an existing industrial foundation. New projects may simply be building on strengths that have been developing quietly over the years.
Whether this marks the beginning of a larger trend remains to be seen.
But it’s certainly a space worth watching.
