“Can I actually walk there?”
It sounds like a simple question, but it’s one of the most important questions every homebuyer should ask.
Many property advertisements proudly mention that a development is “near” an MRT station, a shopping mall, or a school. But what does “near” really mean?
Is it a pleasant 5-minute walk?
Or is it a 15-minute journey across busy roads with no pedestrian crossings?
At MyPropertyPlaces, we believe there’s a big difference between being close on a map and being easy to reach on foot.
That’s why we’re introducing the MyPropertyPlaces Walkability Score™.
What Is the MyPropertyPlaces Walkability Score™?
The Walkability Score™ is our own simple rating system that measures how convenient and enjoyable it is to walk from a property to nearby daily destinations.
Instead of only looking at distance, we also consider what the walking experience is actually like.
After all, a 600-metre walk through shaded pathways is very different from a 600-metre walk beside six lanes of traffic.

Our Scoring System
⭐⭐⭐⭐⭐ (5/5) – Excellent Walkability
Most daily needs are comfortably within walking distance.
Expect:
- MRT or LRT station within about 500 metres
- Continuous pedestrian walkways
- Safe road crossings
- Shops, cafés, restaurants and convenience stores nearby
- Comfortable walking environment
Residents can easily leave the car at home.
⭐⭐⭐⭐☆ (4/5) – Very Good
Most destinations are walkable, although a few improvements could make the experience even better.
Examples:
- Slightly longer walking distance
- Minor interruptions in pedestrian paths
- A few roads that require careful crossing
Still an excellent choice for people who enjoy walking.
⭐⭐⭐☆☆ (3/5) – Average
Some amenities are walkable, but a car or ride-hailing service will still be useful for many daily activities.
Walking is possible, but may not always be convenient.
⭐⭐☆☆☆ (2/5) – Limited
Basic amenities are spread further apart.
Walking is possible for short trips but most errands will require driving.
⭐☆☆☆☆ (1/5) – Car Dependent
The neighbourhood is designed primarily for vehicles.
Residents will likely need a car for almost everything.
What We Look At
Every Walkability Score™ is based on several real-world factors, including:

We also conduct on-site visits whenever possible because satellite maps don’t always tell the full story.
Why Walkability Matters
A walkable neighbourhood offers benefits that go far beyond convenience.

Healthier Lifestyle
Walking naturally becomes part of everyday life.
Instead of driving everywhere, residents can enjoy light daily exercise without even planning a workout.
Lower Transportation Costs
Fewer short car trips mean savings on:
- Petrol
- Parking fees
- Toll charges
- Vehicle maintenance
Those savings add up over time.
Better Quality of Life
Walkable neighbourhoods often feel more vibrant.
You’ll notice people jogging, families strolling in the evenings, neighbours chatting, and cafés filled with regular customers.
These little moments help create a stronger sense of community.
Future Investment Potential
Properties with excellent walkability often remain attractive because they appeal to a wider range of buyers and tenants.
As cities become denser and public transport improves, walkable developments are likely to become even more desirable.
More Than Just Distance
Two condominiums may both be advertised as being “700 metres from the MRT.”
One offers:
- Covered walkways
- Proper pedestrian crossings
- Trees providing shade
- Shops along the route
The other requires residents to:
- Cross busy highways
- Walk beside heavy traffic
- Navigate uneven pavements
- Endure direct afternoon sun
On paper, both are the same distance.
In reality, they offer completely different living experiences.
That’s exactly what the MyPropertyPlaces Walkability Score™ aims to highlight.

Coming Soon to Our Property Reviews
Going forward, you’ll start seeing the MyPropertyPlaces Walkability Score™ included in many of our property reviews and neighbourhood guides.

It’s one more way we’re helping readers understand what it’s really like to live in a location—not just what the brochure says.
Because buying a property isn’t only about square footage or price.
Sometimes, it’s about being able to enjoy a morning coffee, walk your child to school, catch the train to work, or pick up groceries—all without starting your car.
And that’s something worth measuring.
